Traditional vs. "As Is" Property Sale

An inspection is required PRIOR to closing for all sales, regardless if it is a traditional or an "AS IS" property sale.

Traditional Sale

Process: In a traditional sale, the buyer or their agent should fill out the application and schedule the inspection. After the inspection is performed, they will receive the results by email within 24 hours.

Passing Inspection: If you receive a passing inspection, nothing further is needed and you may proceed with closing.

If Repairs are Needed: You must complete repairs as noted in the report and schedule a re-inspection. A passing report is required before closing.

“As Is” Sale

In an "As Is" sale, the seller or buyer (with the seller's permission), must fill out an application and schedule an inspection. After the inspection is performed, they will receive their results by email within 24 hours.

Passing Inspection: If a passing inspection is received- nothing further is needed and all parties may proceed with closing.

If Repairs are Needed: The buyer must then review the failed items and decide whether or not they wish to continue with the sale.

The Purchaser's Agreement: If the buyer wishes to proceed despite failed items, they must contact our office to complete a Purchaser’s Agreement. This document must be filled out and submitted to the Fire Marshal's Office BEFORE closing. This affidavit grants the purchaser a temporary 30-day occupancy permit. The buyer is then responsible for completing repairs and obtaining a passing re-inspection within that 30-day window.
