Does your home need an inspection with our district?
We inspect existing residential properties for changes in occupancy when buying or selling a home; or each time a tenant changes on rental properties. We do not inspect new construction. You may find out if we are your fire district by looking at the information on your personal property taxes or by going to the County Assessor’s parcel search page, entering your address, and viewing “taxing bodies”. Under there, it will say which fire district you need to contact. If your home needs an inspection please complete the following:
You will need to fill out the following form: EXISTING RESIDENTIAL OCCUPANCY APPLICATION
We only need the buyer’s information if this is going to be a true “As Is” sale, meaning that as the owner, you would not be responsible for fixing anything that is noted in the inspection. If not, you may leave this section blank. Please note, if it is an as is sale, the purchaser must fill out an additional form with our office after the inspection, but before closing.
You must include the following information in the body of your email:
- Indicate if the property will be completely vacant and on a lockbox/unlocked OR if not if someone will be meeting the inspector during the inspection.
- For the date you want your inspection: note if you would like first available date or if you have a particular date in mind. We will try our best to accommodate, however, just know that sometimes we can be booked a week out.
VACANT – In order for a home/property to be considered vacant there cannot be anything inside at the time of the inspection. Should an inspector arrive on the property and find personal belongings inside, a car in the garage, etc., they cannot and will not do the inspection.
LOCK BOX- Inspectors can only utilize lock boxes for vacant properties. They cannot use Supras that real estate agents use. When providing your lock box code, please ensure that it is the correct code. They can also use door codes or garage door codes or go if the door will simply be unlocked.
MEETING- Please be considerate with the inspector’s time. If you are choosing to meet the inspector at the property, please be sure you are present at that time. The inspectors’ schedules are filled in time slots and they cannot wait any longer than 15 minutes before having to move on.
Waiting longer than 15 minutes would result in other inspections not being able to occur on time.
Therefore, if you are not present and the inspector has reached their 15 minute grace period limit, you must call the main office to pay the $50 no show fee and choose a reinspection date.
Notices: A $50 reinspection fee will be charged should the above issues occur during the scheduled inspection.
Payment : You may pay by card or by check.
To pay by credit card you can fill out the following form: CREDIT CARD PAYMENT FORM
There is a fee associated with the use of a credit card. The Transaction Fee: $2.00 or 4% If above $101.00 permit fee. If you do not wish to send in the form, you may pay in person or call and provide your credit card information over the phone. If you would like to pay by check that fee is then waived. Checks can be brought to Rock Community House 5 located at 3749 Telegraph Road, Arnold Mo. M-F 8am-11:30am / 12:30pm-3:30pm for processing. We no longer accept cash.
Payment must be received before a date will be given. Please note, no payment information will be retained. Once payment is processed, all applications are securely shredded. Therefore, the form must be sent with each transaction.
Residential change of ownership will be $70.00
Residential change of occupancy permit will be $40.00 per unit.
Mobile home sale or change of occupancy will be $40.00 After hours inspection for change of ownership will be $125.00

After The Inspection:
After the inspection is completed, you will receive the final report via email at whatever email you listed on your application. If you receive a passing inspection, nothing else is needed. If you received a failing inspection, please review the items carefully that failed and address those items.
Once all items have been addressed and corrected, please call the front office to schedule a REINSPECTION. You will receive 2 reinspections for free. However, if you still fail after the second reinspection, you will receive a fee so it is important all items are addressed prior to scheduling the reinspection.
